1. When will construction commence on Sunpoint and when will the project be ready for occupancy?
Cosntruction has commenced and the first condominium suites will be ready for occupancy in August of 2012.
2. Who are the developer, designer and contractor for Sunpoint?
Sunstone Resort Communities (an affiliate of the FWS Group of Companies) is the developer for Sunpoint. The general contractor is FWS Commercial Projects Ltd., and the project designer is Arccadd.com. The project team members have extensive experience creating high quality environments for diverse types of communities. Please call any member of the project team for more Sunpoint information.
3. What kind of security and fire protection is being provided at Sunpoint?
Access will be via secured enterphone-controlled vestibule, closed circuit TV will connect the vestibule to each apartment for added entrance monitoring and security. Long throw deadbolt and peep holes are provided at suite entrance doors. Built in building technology includes a full fire suppressing sprinkler system; early detection, hard-wired in-suite smoke detectors; and emergency exit lighting.
4. What materials will the exterior of the building have?
The 3-storey building is wood framed and built on a concrete foundation. The exterior finish will be predominantly attractive maintenance-free, acrylic stucco on a rain screen application, distinguished stone highlight masonry, and white PVC vinyl windows complimented by colour coordinated asphalt shingles with a 25 year warranty.
5. What is the heating system at Sunpoint?
Sunpoint condominium homes will be heated by low maintenance electric baseboard heaters, individually controlled by separate thermostats in each major room. Cooling is provided by a through-wall air conditioning unit with integrated condenser. Fresh air and corridor pressurization will be provided via the roof top make-up air unit.
6. Is Sunpoint equipped with an elevator?
Yes, Sunpoint has one elevator.
7. Where is the mail area located?
The mail lockbox area is conveniently located inside the building in the main entrance lobby area.
8. What are the Common Element Fees at Sunpoint and what is included in the common element charge?
The common element "condo fee" are based on your pro rata share of the common elements of the overall project. At this time, common element fees are $256.00 per month.
Common element costs include all “common elements” or shared costs including (but not limited to): maintenance; grounds keeping and landscape; service contracts for elevators and safety equipment; professional management and janitorial costs; building insurance; (owners require separate condominium contents insurance); snow and garbage removal; lights, power and telephones in the common areas; in-suite and common area water and sewer as well as replacement and maintenance reserve charges. Residents pay separately for Hydro, telephone, cable TV, contents insurance and property taxes.
9. What common area features will be provided at Sunpoint and will I/we have to pay extra to use or reserve these spaces?
The residents’ lounge is the perfect place for meeting with neighbours, having family get-togethers or organizing group events. The lounge space is furnished and comes complete with a small kitchen servery, and a television. The exterior common areas feature a relaxed seating area and professional landscaping. Typically these spaces can be reserved at no extra cost; however management of the space and determination of costs and policies will ultimately be set collectively in the future by the condominium owners.
10. What type of parking is provided? How many parking stalls can I have?
The site provides ample surface parking for residents and visitors. Each unit comes with one electrically serviced surface stall included in the base purchase price. Visitor stalls (with and without electrical service) are also available.
11. What appliances are included in my purchase price at Sunpoint?
Every Sunpoint suite comes complete with 3 black kitchen appliances, including a refrigerator, a cooking range with ceramic cook top, radiant elements, an exhaust hood, and a built-in dishwasher. A limited number of appliance upgrade options will also be made available. White stacked washer and dryer in each suite is also included.
12. Do Sunpoint condominiums come with balconies?
Yes. All Sunpoint condominiums include either a balcony or a ground floor terrace.
13. What are the advantages of a condominium and how does condominium ownership work?
A condominium is a legal form of shared ownership, where the owner holds title to the individual apartment home, and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to our professional property managers. Residents will purchase their condominium homes outright, and pay a monthly “condo fee” to fund all shared common area expenses. Additionally, the condominium corporation will also save the individual owner money on longer-term upkeep of the building, such as roof maintenance, because the cost is shared by all residents.
14. As a unit owner will I have any part to play in the on-going operation and management of Sunpoint?
The project will be professionally managed by a property manager engaged by the Developers and later by the Condominium Corporation Board of Directors. As a unit owner in the building you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the project to a greater extent if you wish to stand for election to the Condominium Corporation’s Board of Directors.
15. What Rules and Regulations should I know about with respect to Sunpoint?
The rules and regulations will be described in detail in the condominium documents and by-laws. Every condominium project has rules regulating the use of the common elements, balconies, and other improvements.
16. Can I purchase a condominium home at Sunpoint and rent it until I am ready to occupy myself?
You may rent your condominium provided you comply with all rules, regulations and by-laws of the condominium documents.
17. What type of insurance will I require with respect to my new condominium home at Sunpoint?
The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners insurance on their contents and any upgrades and improvements.

19. How can I purchase a new condominium home at Sunpoint and when will I have to make payments with respect to my purchase?
You can purchase the condominium home of your choice from those still available today by completing the necessary purchase & sales agreement, and the condominium by-laws and declaration documents. When you make your Offer to Purchase, a further deposit will be required. The balance of your purchase price will be due just prior to occupancy. 20. Is smoking allowed at Sunpoint?
Smoking is not permitted in any of the common areas.
21. Is there designated visitor parking at Sunpoint?
Yes. Sunpoint features limited surface parking for your visitors.
22. How will I dispose of my garbage and recycling at Sunpoint?
There will be exterior garbage and recycling areas provided at the building.
23. Are pets allowed at Sunpoint Condos?
Yes, one small cat or dog is permitted to a maximum weight of 10Kg or 22 lbs.
